Welcome to Summit Surveyors, where expertise meets excellence in residential property services.

Summit Surveyors was founded and is led by Todd Hathaway (Director), an AssocRICS qualified surveyor since 2017 and a VRS Registered Valuer. The practice was established to provide professional, independent and reliable residential property advice to homeowners, buyers and investors.

We specialise in RICS Home Survey Level 2 and Level 3 Building Surveys, alongside non-lending valuations. Our focus is on delivering clear, well-structured reports supported by balanced professional advice, enabling clients to make informed and confident property decisions.

Although we predominantly work across Surrey, London and the Home Counties, we are happy to undertake instructions further afield where required. We are committed to maintaining high professional standards, providing a responsive service and ensuring a straightforward experience from initial enquiry through to final report.

What We Do

Our specialisation lies in pre-purchase surveys and valuation of properties ranging from 1 bed flats to 4 bed detached houses and beyond.

We also have a high level of expertise in valuations in upper-quarter, high-end properties, where attention to detail and a deep understanding of the market is paramount. We offer a comprehensive range of services, including:

  • RICS Level 2 Surveys: Reliable and professional assessments for property buyers.

  • RICS Level 3 Building Surveys: The highest form of pre-acquisition survey for property buyers

  • Specialist Valuations: Including prime real estate, private, short lease, Help to Buy, shared ownership, probate, and matrimonial valuations

  • We offer RICS Home Survey Level 2 (formerly known as a Home Buyers Survey), RICS Survey Level 3 (otherwise know as a Full Building Survey),  New Build Snagging Surveys, & non-lending Valuations.  

  • We cover the Home Counties - Berkshire, Buckinghamshire, Essex, Hertfordshire, Kent and Surrey. 

    If you live outside these areas you can still get in touch and we will see what we can do!

  • A survey provides an independent assessment of a property’s condition, helping you understand any defects, risks, or necessary repairs. Whether you’re buying or already own the property, it gives you the information you need to make informed decisions and avoid unexpected costs.

  • A Level 2 survey provides a colour-coded report highlighting the condition of key elements such as walls, roof, floors, windows, and services, with advice on any issues or further investigations needed.

    A Level 3 survey is more detailed and comprehensive, offering in-depth analysis of the property’s structure, construction, and condition, along with advice on defects, repairs, and maintenance.

  • A typical Level 2 Survey takes approx. 2 hours.

    A typical Level 3 survey takes at least 3 hours.

    For our Home Survey Level 2s we allow 3-5 working days and for our RICS Level 3 Surveys we allow 5-7 working days from the day of inspection. Please note, the turnaround times do not include weekends or bank holidays.

    This is a guideline as no two properties are the same, a mixture of factors including property size & age can make a difference.
